Deterioration of the main entrances to the garden-style condominiums was reported at the McLean Chase Complex. TCE performed an investigation of the main entrances, and warping and rotting of the existing painted plywood facade panels was discovered. Deterioration was also observed at the wood-framing behind the panels.
TCE developed a repair program to replace the existing plywood panels with fiber cement panels to mimic the existing entrances. The repair program also included replacement of the dated inefficient, single-paned, wood framed windows and doors. The existing wood-framing was replaced in full with the new framing designed by TCE. Design implemented wider insulated steel entrance doors and energy efficient windows to accommodate the building code. The new windows and doors were coupled with weatherproofing and resilient materials to create a long-lasting, visually appealing repair.
