TCE was initially contacted by the owner on an emergency basis when a mechanical contractor fell through the roof assembly when working on a piece of rooftop mechanical equipment. TCE visited the site the same day and evaluated the condition of the roof assembly and structural support system. The shopping center was constructed in three (3) phases and is approximately 50 years old. The roof membrane is a built-up asphalt roof system over metal deck, gypsum deck or concrete deck supported by steel bar joists. Leakage over time had completely corroded the steel decking, leaving little to no structural capacity at one portion of the roof. TCE assessed the condition of the roof and structural components, developed repair specifications with built-up asphalt, bid it out to contractors, and oversaw repairs within a very short timeframe.
TCE was then retained by the owner to prepare a condition survey report for all 11 roof areas of the shopping center, develop replacement specifications and handle bidding, contract negotiations, quality assurance and contract administration during construction. Three of the roofs were replaced with a single-ply PVC membrane in 2008. Total roof area for replacement 170,000 gsf.
