TCE was retained by the owner to provide roof inspection services for a 7-story condominium building in Washington, DC. Original construction was in 1988 and the existing roof was a ballasted EPDM membrane over a reinforced concrete slab. TCE was contacted due to leakage that was occurring into condominiums and common areas of the building.
TCE prepared a condition survey report and cost estimate for the roof, and developed replacement specifications for a hot-rubberized asphalt membrane in an IRMA configuration. TCE handled all aspects of the project for the owner including bidding and contract negotiations and quality assurance and contract administration during construction. The building is shared between the condominium and a commercial owner, which required extensive coordination during construction to ensure a successful project with no major delays. The repair specifications included repairs to the structural concrete roof slab which required concrete repairs in areas where steel reinforcing caused spalling of the slab. Total roof area replaced 21,000 sf at the main roof and penthouse.
