TCE was retained by the owner to provide roof inspection services for a nine-story cooperative building in the Kalorama area of Washington, DC. Original construction was in the 1920’s and the existing roof was an EPDM membrane over a reinforced concrete one-way slab/joist system. Leakage into individual cooperative apartments was becoming more widespread and the owner asked TCE to evaluate the roof and develop a replacement solution.
TCE prepared a condition survey report and cost estimate for the roof. TCE developed replacement specifications for a hot-rubberized asphalt membrane in an IRMA configuration with a 20-year warranty. TCE handled all aspects of the project for the owner including bidding and contract negotiations, and quality assurance and contract administration during construction. As this is a residential building, extensive planning and coordination with the roofing contractor, residents, and the cooperative board of directors was required, all of which was spearheaded and coordinated by TCE. The roof area was approximately 24,000 gsf. The presence of rooftop decks and terraces added a degree of complexity to the project which was overcome through meticulous detailing of the drawings and planning during construction.
