TCE was retained to provide roof inspection services by the building owner. The building was originally constructed in 1888, and in 1969 it was converted into a hotel. There were three roof areas constructed with reinforced concrete slabs. The existing roof membrane was a two-ply modified bitumen membrane over insulation. The office building was experiencing leakage through the membrane into the top floor offices. TCE prepared a condition survey report and cost estimate for the roof, and then developed replacement specifications for a single-ply KEE sheet membrane over sloped polyisocyanurate insulation. In addition to the roof membrane replacement, structural repairs were made at the exposed concrete beams at the penthouse and at the concrete roof decks. Structural strengthening was performed at a beam at the penthouse and masonry repairs were made at the penthouse facade. TCE handled all aspects of the project for the owner including bidding and contract negotiations and quality assurance and contract administration during construction. The total roof area replaced was 32,000 gsf.
