This apartment building was constructed in 1964. The building is eight stories of residential apartment space with two levels of underground parking. The garage has a total area of approximately 66,000 gsf. The garage was experiencing concrete deterioration caused by corrosion of the reinforcing steel. This corrosion was partially due to leaks through the two plaza decks into the below grade parking. The repair of the leaks into the garage consisted of removing the existing finishes at the plaza decks, installing a new hot rubberized asphalt waterproofing membrane, and installing all new finishes. The concrete deterioration was repaired following industry standards. After the concrete was repaired, a corrosion inhibitor treatment and a urethane traffic bearing membrane were applied to the concrete to reduce future deterioration. The repair of the garage was part of a larger project with a total cost of 4.2 million dollars. The project came in on time and under budget. It received ICRI’s 2007 Award of Excellence in the High-Rise category.
