TCE was notified to evaluate the condition of the Fairfax Ridge precast parking garage in Fairfax, Virginia. Survey of the parking garage was performed and significant deterioration was found, particularly at the embedded steel connections at the precast concrete members. Precast parking garages are an economical solution to cast-in-place concrete or steel construction; however; with the cost and schedule benefits during original construction comes the requirement for a higher frequency and attentiveness of maintenance. Lack of regular and thorough maintenance is a major safety issue that can result in personal or property damage..
Repairs were performed following the review to reestablish the original design and integrity of the parking garage. The repair program included partial and full depth concrete repair, precast double-tee beam and inverted-tee beam connection and concrete repair, sealant replacement, and traffic bearing coating application.
