The original Investment Building, completed in 1924, was the first big office building in the East to have an underground parking garage. In 2001, Cesar Pelli, AIA, provided the redesign of the building and interior renovation. Removal of the floor slabs and preserving the original structure’s historic limestone facades, transformed the interior into efficient modern office space. Eleven floors were reduced to 10 adding a taller “super floor” at the new sixth level and then adding two stories above the cornice. The renovated building consists of 450,000 gsf in 13 floors of offices and 200,000 gsf in three levels of below grade parking. The building incorporates the existing historic exterior walls. There are two vertically stacked and interconnected atriums of six and seven stories with projecting bays and balconies. TCE also provided inspection and quality control services of the construction.
