A forensic evaluation performed by TCE in 2006 revealed numerous deficiencies in the brick veneer construction of this five-story fully occupied condominium. Deficiencies in flashing and veneer anchoring lead to leakage, structural damage of the support structure, and corrosion of the brick ties and reinforcing. Restoration included over 10,000 linear feet of completely new flashing at all windows and along the entire perimeter of base flashing, retrofitting veneer anchors where anchors where found to be deficient or completely missing, and replacement of deficient below grade waterproofing. Minor roof repair and caulking replacement were also performed.
