The New York Marriott Marquis is a fifty story hotel building on Times Square in Midtown Manhattan. The hotel is a steel framed structure with a precast concrete panel facade with aluminum framed ribbon windows and curtain wall penthouse. Building construction was completed around 1986.
TCE performed a condition assessment of the facade and New York City Facade Local Law 11 Inspections in 2012. The survey revealed aged & debonded precast sealant joints, spalling and cracking of precast concrete panels and failed window glazing. Repairs were required to comply with the city requirements and provide serviceability of the facade system. TCE developed a repair program to repair deficiencies in the precast concrete panels, repair spalling concrete members, replace all precast sealants and replace window glazing. Repairs were completed on the south, north and west elevations in 2016 with the east elevation scheduled for the following year.
