TCE was the Structural Engineer of Record for the core and shell design of this 700,000 gsf mixed-use project covering half a city block. Work included the addition of three office floors above the existing Warner Theatre building, a contiguous 550,000 gsf 13-story office building with undulating atrium, and renovations of the historic Warner Theatre. There is 35,000 gsf of below-grade space, 20,000 gsf retail, and a 4,500 gsf health club. In 2012 this project went through major renovations for a new tenant. These renovations included new lobby redesign, new terrace with trellis and planters at the main roof, cutting stair openings between several floors, and interior work for new floor penetrations. This was the first commercial building in DC to receive landmark designation for both exterior and interior work. The project required stringent attention to historic preservation codes and details to maintain as much historical accuracy as possible. TCE also provided inspection services for the construction.
