This commercial hotel with retail and restaurant at the first floor level required repairs to the building envelope. The building is 37-stories tall (32-story tower on top of five-story base) and has a conventionally reinforced concrete frame with conventionally reinforced concrete flat plate floor slabs and columns. There is one below grade floor level. Facade construction is primarily 4" brick and 4" concrete masonry unit (CMU) backup. Floor slab edges were exposed at each floor level on the north, east and south elevations, and on the west and a small portion of the north and south elevations, steel shelf angles are attached to the slab edges carrying the load of the single wythe of brick masonry which is outboard of the slab edge. Aluminum framed, insulated glass windows are present on all elevations. There are twelve different roof levels on this building; eight on the lower level floors and four above the 37th floor level.
TCE provided a facade examination and condition survey report on the findings along with a cost estimate. Slab edge concrete repairs, re-pointing and concrete coating, and the replacement of sealant, brick and glass were performed. TCE also performed services required for conformance to New York City Local Law No. 11.
