Completed in 2011, Pearson Square is a mixed-use residential development that has become a focal point within the City of Falls Church. The six-story building includes approximately 230 condominium units, 19,250 square feet of ground-floor retail, dedicated arts space, and two levels of below-grade parking. The project occupies the former site of a historic duckpin bowling alley and is named in honor of the original land grant owner of the property.
The structure is composed of a cast-in-place reinforced concrete podium supporting wood-frame residential construction above, a system commonly utilized to balance cost efficiency with urban density requirements. The below-grade parking levels are constructed in reinforced concrete, designed to address site constraints and groundwater conditions while supporting the mixed-use program above. The podium level accommodates retail and arts space through increased spans and strategic column placement to maintain open, flexible layouts at the street level.
Pearson Square integrates residential, retail, and cultural uses within a compact urban site, requiring careful coordination between structural systems and architectural programming.
