Modera Central is a 22-story, luxury mixed-use high-rise located in Orlando’s South Eola neighborhood, directly across from Lake Eola. The development delivers approximately 350 apartment residences integrated with significant amenity and commercial components, requiring a coordinated structural solution to support diverse programmatic uses within a dense urban footprint.

The structural system supports a high-rise residential tower above active ground-floor uses, including 12,000 square feet of creative retail space and the 30,000+ square-foot University Club of Orlando. The design accommodates complex load transfers between residential levels and large-span amenity and commercial areas at the base, as well as provisions for future build-out of restaurant and outdoor dining spaces.

Situated within a highly walkable downtown corridor, the project also responds to tight site constraints and adjacency to adjacent urban infrastructure, while supporting efficient vertical circulation, long-term durability, and flexible tenant improvements. Modera Central is now complete and welcoming residents, contributing a significant mixed-use presence to the city’s urban core.
