Set at the base of Camelback Mountain, The Phoenician Resort features a large below-grade parking structure, including an extended garage area covered by a 15-inch post-tensioned concrete slab supporting approximately six feet of soil and landscaping.

Water infiltration over time led to deterioration of post-tensioning components and reinforced concrete elements. TCE developed a targeted repair program that included removal of overburden, replacement of damaged post-tensioning elements, and installation of a new waterproofing system.

TCE provided condition assessment, repair design, and construction-phase quality assurance, restoring structural integrity and extending the service life of the garage.
