This mixed-use development highlights our expertise in delivering efficient structural solutions for complex urban projects that combine new construction with historic preservation. The project includes five levels of wood-frame residential construction with 86 units totaling approximately 64,571 GSF, supported by a carefully integrated ground level featuring 2,612 GSF of retail and community space, a 1,916 GSF residential lobby, and 9,447 GSF of at-grade parking within a total building area of 78,546 GSF.

A key component of the project is the adaptive reuse of the historic Strand Theater, where our team provided structural evaluation and targeted reinforcements to support its conversion to retail use while preserving its historic character. The development is further enhanced by a new 2,362 GSF single-story retail building on an adjacent lot, designed for flexibility and long-term performance.

Completed in 2022, this project demonstrates our ability to integrate structural efficiency, constructability, and preservation into a cohesive solution that supports both architectural vision and community revitalization.
