Capitol View ~ Washington, DC
Completed in 2007, Capitol View is a Class A office building located in the Southwest submarket of Washington, DC, adjacent to the National Mall and within close proximity to the U.S. Capitol. The 12-story core-and-shell development comprises approximately 317,000 gross square feet and features a three-level below-grade parking structure and a prominent two-story lobby. The building also incorporates a rooftop terrace and amenity space with views toward the Capitol and surrounding federal district.
The project presented significant structural and construction challenges due to extremely tight site constraints, including portions of the excavation occurring within inches of an adjacent hotel structure and the presence of active CSX rail lines immediately north of the site. These conditions required careful excavation support, underpinning, and vibration-sensitive design coordination. The structural system consists of a reinforced concrete frame with cast-in-place floor slabs and a lateral system designed to meet urban wind and loading demands, while accommodating the architectural façade composed of precast stone veneer panels, curtain wall, and punched window systems.
Capitol View received multiple industry recognitions, including awards from the Washington Building Congress, Associated Builders and Contractors of Metro Washington, and Mid-Atlantic Construction Magazine, highlighting excellence in concrete construction, foundation systems, and overall project execution.
