Located at the gateway to the Bethesda Central Business District, the APEX redevelopment at 7272 Wisconsin Avenue transforms a prominent urban parcel into a landmark, transit-integrated mixed-used community. The scheme encompasses a mixed-use building consisting of Glass Office Tower. Use: 350,000 sf (1 tower, 24 stories), High Rise Residential Use: 577,000 sf (2 towers, 29 to 32 stories), Retail Use: 10,000 sf (located at grade), Parking above grade: 185,000 sf (apprx. 4 levels), Parking below grade: 190,000 sf (apprx. 2.5 levels), Movie Theatre: 30,000 sf (located in below grade levels), Loading, Service – 20,000 sf and major public infrastructure including the Purple Line Station and the Capital Crescent Trail connection. From a structural standpoint, APEX presented a mixture of challenges, all of which TCE skillfully managed: accommodating deep excavation in a dense urban setting, constructing a transfer podium over a live transit shell, integrating above- and below-grade parking, and delivering high-rise concrete/post-tension framing in seamless coordination with below and above grade garage.
