1745 N Street ~ Washington, DC

Completed in 2018, 1745 N Street NW is a mid-rise residential development in Washington, DC’s Dupont Circle neighborhood, combining new construction with the adaptive reuse of historic rowhouses. The project delivers approximately 68 condominium units across a six-story tower and a renovated historic structure, unified by a shared below-grade parking garage.

The structural design addressed the complexities of integrating new construction with existing load-bearing masonry buildings. The historic portion required selective demolition and reinforcement to accommodate new layouts while preserving key architectural elements, including original masonry walls and a central grand stair.

The new tower was constructed as a mid-rise system consistent with Type I-B construction over a podium, supported by a below-grade garage structure. The design optimized structural efficiency within a constrained urban infill site, coordinating with adjacent properties and tight alley access.

Key structural considerations included underpinning and stabilization of existing foundations, integration of new floor diaphragms with historic materials, and the development of a cohesive lateral system across both new and existing components. The project successfully balances preservation with modern residential performance, delivering a cohesive structural solution within a dense urban context.
