The Warwick is a 20-story residential building located at 1131 University Blvd in Silver Spring, Maryland. Originally constructed in 1965, the structure features a reinforced concrete frame with cantilevered balconies and a brick veneer façade over CMU backup. TCE provided a comprehensive due diligence condition assessment, identifying significant deterioration affecting both structural and façade systems. The evaluation informed a targeted repair and restoration program, improving safety, extending service life, and aligning the property with current performance expectations for residential assets.

Scope of Services:

• Structural condition assessment of existing reinforced concrete systems, including balconies and slab edges
• Development of comprehensive repair program to address concrete deterioration and reinforcing steel corrosion
• Design of balcony rehabilitation, including concrete repairs, protective coatings, and code-compliant handrail replacement
• Façade restoration design addressing brick cracking, spalling, and lack of movement joints
