Heights of Collingswood ~ New Jersey
Originally constructed in the late 1940s, the Heights of Collingswood is a mid-century multifamily complex consisting of four 10-story cruciform-shaped residential buildings with a total of 256 units, many featuring exterior balconies. The property was later renovated and is currently known as Parkview at Collingswood following redevelopment and modernization efforts.
A major structural rehabilitation was completed in 2016 addressing significant deterioration of the balcony support system. The original construction incorporated steel C-channel members embedded within concrete beams, which had experienced advanced corrosion at key connection points to the building columns. The repair required full removal of deteriorated concrete beam sections to expose and extract the embedded steel channels, which were then replaced and reconnected to existing column supports.
Due to the extent of the deterioration and the need to maintain structural stability during repairs, all balcony slabs required temporary shoring to grade. New structural steel channels were hoisted and welded into place to restore load-carrying capacity, followed by reconstruction of the affected concrete elements. The rehabilitation successfully extended the service life of the balcony systems while addressing long-term durability concerns associated with the original construction methodology.
